These Terms & Conditions apply to the use of the Plumin Online website and to orders placed through Plumin Online.
Plumin Online is operated by Insullite Limited, trading as Buildin Stores, a company registered in England and Wales under company number 08208530.

In these Terms & Conditions, "Plumin Online", "we", "us" and "our" refer to Insullite Limited. "You" and "your" refer to the person or business using our website or purchasing goods from us.
By placing an order with us, you agree to these Terms & Conditions.
1. About These Terms
1.1 These Terms & Conditions govern the sale of goods through Plumin Online and your use of our website.
1.2 We supply products to both consumers and business customers.
1.3 If you are purchasing as a consumer, nothing in these Terms & Conditions affects your statutory rights.
1.4 If you are purchasing goods wholly or mainly for purposes relating to your trade, business, craft or profession, you will be treated as a business customer for the purposes of these terms.
1.5 Certain provisions within these terms apply differently to consumers and business customers. Where this is the case, this will be stated.
2. Products and Product Information
2.1 We take reasonable care to ensure that product descriptions, specifications, dimensions, images and other information displayed on our website are accurate.
2.2 Product images are for illustrative purposes. Colours, finishes and appearance may vary slightly from images displayed on screen due to manufacturing tolerances, lighting, photography and differences between display devices.
2.3 Measurements and dimensions should be treated as nominal unless expressly stated otherwise.
2.4 Manufacturers may occasionally make minor changes to products, packaging or specifications without notice. Where a change materially affects the product ordered, we will contact you where reasonably practicable.
2.5 You are responsible for ensuring that the products you order are suitable for your intended application. Any general product information or assistance provided by us does not replace the need to follow the manufacturer's instructions, applicable regulations or professional advice where appropriate.
2.6 Goods supplied to consumers will comply with the statutory requirements applicable to them, including that they are of satisfactory quality, fit for any particular purpose made known to us where applicable, and as described.
3. Prices and VAT
3.1 All prices are displayed in pounds sterling (GBP).
3.2 Our website allows prices to be viewed inclusive or exclusive of VAT. VAT will be charged at the applicable rate and the total amount payable will be shown during checkout.
3.3 Delivery charges are additional unless expressly stated otherwise and will be displayed or calculated during checkout before you place your order.
3.4 We take reasonable care to ensure prices are correct. However, errors may occasionally occur.
3.5 If we discover an obvious pricing error after you have placed an order, we may contact you to offer the goods at the correct price or cancel the affected item and issue a full refund.
3.6 We are not obliged to supply goods at a price that is clearly and unmistakably incorrect where the pricing error could reasonably have been recognised as an error.
4. Placing an Order
4.1 You can place an order by adding products to your basket, providing the required delivery and billing information and completing payment through our checkout.
4.2 You are responsible for checking your order, including product, size, colour, quantity and delivery details, before submitting it.
4.3 When you place an order, you are making an offer to purchase the goods from us.
4.4 An automated order confirmation or payment confirmation acknowledges that we have received your order. It does not necessarily mean that we have accepted your order.
4.5 A contract between you and us is formed when we accept your order by confirming that the goods have been dispatched, unless we expressly confirm acceptance at an earlier stage.
4.6 We reserve the right to refuse or cancel an order before acceptance. Reasons may include:
- goods being unavailable;
- incorrect product or pricing information;
- inability to obtain authorisation for payment;
- suspected fraud or misuse;
- delivery restrictions;
- an error in the order or website; or
- circumstances which make fulfilment impractical.
4.7 If we cancel an order after payment has been taken, we will refund the amount paid for the cancelled goods and any applicable delivery charge.
5. Product Availability
5.1 Products displayed on our website are subject to availability.
5.2 Plumin Online works with manufacturers, distributors and fulfilment partners, and some products are dispatched directly from our suppliers.
5.3 Stock information may therefore change between the time an order is placed and the time it is processed.
5.4 If an item is unavailable, delayed or discontinued after you place an order, we will contact you as soon as reasonably practicable.
5.5 Where appropriate, we may offer:
- an alternative product;
- a revised estimated delivery date;
- partial fulfilment of your order; or
- cancellation and a refund for the affected item.
You are not required to accept a substitute product.
6. Payment
6.1 Payment must be made using one of the payment methods available at checkout.
6.2 Payments made through our website are processed securely by our payment service provider.
6.3 We do not store complete payment card details on our servers.
6.4 Your payment method may be authorised or charged when you place your order, even though acceptance of the order may occur later.
6.5 All goods remain our property until we have received payment in full.
For business customers, risk and title are additionally subject to clause 15.
7. Delivery
7.1 We deliver to the areas shown on our Delivery Information page and during checkout.
7.2 Available delivery services and charges depend on factors including the products ordered, supplier, parcel dimensions, weight and delivery postcode.
7.3 Some orders may be dispatched in more than one consignment or directly from different suppliers.
7.4 Delivery dates and lead times displayed on our website, in your basket or in correspondence are estimates unless we expressly agree a guaranteed delivery date with you.
7.5 Estimated delivery times are based on working days, Monday to Friday, excluding bank holidays.
7.6 Where goods are dispatched directly by a manufacturer, distributor or other supplier, delivery may be made using that supplier's own transport or nominated carrier.
7.7 We will take reasonable steps to deliver within the estimated timeframe shown when you order.
7.8 For consumers, unless another delivery period has been agreed, goods will be delivered without undue delay and no later than 30 days after the contract is entered into, as required by applicable law.
7.9 We are not responsible for delays caused by events outside our reasonable control, although this does not affect any statutory rights you may have where delivery is significantly delayed.
8. Delivery Access
8.1 You are responsible for providing accurate delivery information and ensuring that the delivery location is reasonably accessible for the type of vehicle required to deliver your order.
8.2 Some plumbing, drainage and building products are long, bulky or heavy and may require delivery by larger commercial vehicles.
8.3 You should tell us before dispatch if there are relevant access restrictions, including narrow roads, low bridges, weight restrictions, restricted parking, gated access or other circumstances which may prevent delivery.
8.4 Delivery is normally to the nearest safe and reasonably accessible point at the delivery address.
8.5 Drivers are not normally required to carry goods into buildings, through properties, to upper floors or to locations they consider unsafe or inaccessible.
8.6 Where a delivery cannot reasonably be completed because incorrect information was supplied or suitable access was not available, we may charge reasonable additional delivery or redelivery costs where permitted by law.
9. Checking Your Delivery
9.1 You should inspect goods as soon as reasonably possible after delivery.
9.2 If goods appear damaged, incorrect or incomplete, please contact us promptly and provide your order details together with photographs where appropriate. Prompt notification helps us investigate issues with suppliers and carriers.
9.3 Any request that you notify us of delivery damage within a particular period does not remove or restrict a consumer's statutory rights.
9.4 You should retain the goods and, where reasonably possible, the packaging until we have advised how the issue will be resolved.
10. Consumer Cancellation Rights
10.1 If you are a consumer purchasing online, you normally have the legal right to cancel eligible purchases without giving a reason.
10.2 The cancellation period expires 14 days after the day on which you, or a person nominated by you other than the carrier, receives the goods.
10.3 Where an order consists of multiple goods delivered separately, the cancellation period generally runs from receipt of the last applicable item.
10.4 To exercise your right to cancel, you must inform us clearly of your decision before the cancellation period expires.
10.5 You then have 14 days from notifying us of cancellation to return the goods.
10.6 Unless the goods are faulty, incorrect or otherwise not in conformity with the contract, you are normally responsible for the direct cost of returning cancelled goods.
10.7 Some of the products we sell may be large, long or bulky and may not be suitable for return using normal postal services. Return transport costs for such goods can therefore be significant.

11. Exceptions to Consumer Cancellation Rights
11.1 The statutory right to cancel does not apply in certain circumstances provided by law.
11.2 This may include goods:
- made to your specifications;
- clearly personalised;
- cut, fabricated or modified specifically to your requirements;
- which become inseparably mixed with other goods after delivery; or
- otherwise excluded from cancellation rights by applicable legislation.
11.3 This does not affect your rights where goods are faulty, damaged, not as described or otherwise fail to conform to the contract.
12. Returns and Refunds
12.1 Returns must be made in accordance with our Cancellation & Returns Policy.
12.2 Where you exercise a statutory right to cancel, you are entitled to inspect goods to the extent you would reasonably be able to inspect them in a shop.
12.3 We may make a deduction from a consumer refund where the value of the goods has been reduced as a result of handling beyond what is reasonably necessary to establish their nature, characteristics and functioning.
12.4 Where a consumer validly cancels the whole order, we will refund the standard outbound delivery charge paid by the consumer. If you selected a more expensive delivery service, we are not required to refund the additional cost above our least expensive standard delivery option.
12.5 Refunds will be made within the timescales required by applicable law and normally to the original payment method.
13. Faulty, Damaged or Incorrect Goods
13.1 If goods supplied to a consumer are faulty, damaged, not as described or otherwise do not conform to the contract, you may have statutory rights to repair, replacement, price reduction or refund depending on the circumstances.
13.2 Nothing in these Terms & Conditions limits those statutory rights.
13.3 Please contact us as soon as reasonably possible if there is a problem with your order so that we can investigate and resolve the matter.
13.4 We may request reasonable evidence of the issue, including photographs, product codes, batch numbers or other information.
13.5 Where appropriate, we may arrange collection or request that goods are returned before providing a replacement or refund.
14. Installation and Use
14.1 Products must be installed and used in accordance with the manufacturer's instructions and any applicable laws, regulations, standards and good trade practice.
14.2 Certain plumbing, heating, electrical or gas-related products may require installation by an appropriately qualified or competent person.
14.3 We are not responsible for loss or damage caused by incorrect installation, misuse, modification, neglect, failure to follow manufacturer instructions or use of a product for a purpose for which it was not designed.
14.4 Nothing in this clause excludes liability which cannot lawfully be excluded.
15. Business Customers
This clause applies where you are purchasing wholly or mainly for business purposes.
15.1 You are responsible for confirming that goods are suitable for your requirements before ordering.
15.2 Unless expressly agreed otherwise in writing, delivery dates are estimates and time is not of the essence.
15.3 Risk in the goods passes to you when delivery is completed.
15.4 Title to the goods does not pass to you until we have received payment in full for those goods.
15.5 To the maximum extent permitted by law, we will not be liable to a business customer for:
- loss of profit;
- loss of revenue;
- loss of business;
- loss of contracts;
- loss of anticipated savings;
- loss of goodwill; or
- indirect or consequential loss.
15.6 Our total liability to a business customer arising from an order will, to the maximum extent permitted by law, normally be limited to the amount paid for the goods giving rise to the claim.
15.7 Nothing in these terms limits or excludes liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability which cannot lawfully be limited or excluded.
16. Consumers
16.1 We are responsible to consumers for foreseeable loss and damage caused by our breach of contract or failure to use reasonable care and skill.
16.2 We are not responsible for loss or damage that was not reasonably foreseeable.
16.3 We supply products to consumers for domestic and private use. If you use products for commercial or business purposes, the business provisions of these terms may apply.
16.4 Nothing in these Terms & Conditions excludes or restricts any liability or consumer right which cannot lawfully be excluded or restricted.
17. Manufacturer Warranties
17.1 Certain products may be supplied with a manufacturer's guarantee or warranty.
17.2 The terms, duration and eligibility requirements of manufacturer warranties vary by product and manufacturer.
17.3 Manufacturer warranties are additional to, and do not replace, statutory consumer rights.
17.4 Registration may be required by the manufacturer for certain extended warranties.
18. Promotions and Discount Codes
18.1 Promotions, discount codes and special offers may be subject to additional conditions.
18.2 Unless stated otherwise, discount codes cannot be exchanged for cash or applied retrospectively.
18.3 We may withdraw or amend a promotion before an order is placed.
18.4 Where a promotion has been applied incorrectly because of an obvious technical or pricing error, we may contact you before accepting the order.
19. Website Availability
19.1 We aim to keep our website available and accurate but cannot guarantee uninterrupted or error-free operation.
19.2 We may temporarily suspend or restrict access for maintenance, security, updates or circumstances outside our reasonable control.
19.3 We may change, remove or update website content and product ranges without notice.
20. Intellectual Property
20.1 Unless otherwise stated, all website content, including text, graphics, branding, photographs, product information, page designs and software, is owned by or licensed to Insullite Limited.
20.2 You may use the website for lawful personal or business purchasing purposes.
20.3 You must not reproduce, republish, commercially exploit or systematically extract website content without our prior written permission, except where permitted by law.
20.4 Manufacturer names, logos, trademarks and product imagery remain the property of their respective owners where applicable.
21. Acceptable Use
You must not:
- use the website unlawfully or fraudulently;
- attempt to gain unauthorised access to the website or associated systems;
- introduce malicious software or code;
- interfere with the operation or security of the website;
- use automated systems to excessively scrape or extract website content; or
- use our website in a way that infringes the rights of another person.
22. Events Outside Our Control
22.1 We will not be responsible for delay or failure to perform an obligation where this results from circumstances outside our reasonable control.
22.2 Such circumstances may include severe weather, flooding, fire, industrial disputes, transport disruption, carrier failures, supplier disruption, shortages, utility or telecommunications failures, government action or other events which we could not reasonably prevent.
22.3 Where such an event affects your order, we will take reasonable steps to minimise the effect and will contact you where appropriate.
22.4 Consumer statutory rights relating to delayed or undelivered goods remain unaffected.
23. Personal Information
23.1 We process personal information in accordance with our Privacy Policy.
23.2 Our Privacy Policy explains what information we collect, why we collect it, how it is used and your data protection rights.
24. Changes to These Terms
24.1 We may update these Terms & Conditions from time to time.
24.2 The terms applying to an order will normally be those in force when the order was placed.
24.3 Changes to these terms will not retrospectively alter an existing contract unless required by law or expressly agreed with you.
25. Severability
If any part of these Terms & Conditions is found to be unlawful, invalid or unenforceable, the remaining provisions will continue in effect.
26. Waiver
If we delay or fail to enforce any provision of these Terms & Conditions, this does not mean that we have waived our right to enforce it later.
27. Third Party Rights
Unless expressly stated otherwise, no person other than you and us has any right to enforce a term of the contract under the Contracts (Rights of Third Parties) Act 1999.
28. Governing Law and Jurisdiction
28.1 These Terms & Conditions and contracts entered into through Plumin Online are governed by the laws of England and Wales.
28.2 If you are a consumer resident elsewhere in the United Kingdom, you may also benefit from any mandatory protections provided by the law applicable to you.
28.3 Consumers may bring legal proceedings in the courts available to them under applicable law.
28.4 For business customers, the courts of England and Wales will have exclusive jurisdiction over disputes arising from these Terms & Conditions or an order, unless otherwise agreed in writing.
